Weaver Vale Housing Trust is one of JV North’s founding members, helping create the consortium in 2007.

Its strong commitment to JV North is further evidenced by Chief Executive, Wayne Gales, who was appointed Chairman in 2018.  During this time he has led the consortium into a new era with six new members joining, a £560m framework launched and a new Building Back Fairer principle adopted for the 2021/26 Affordable Homes Programme.

Operating predominantly in Cheshire and Warrington, the Trust manages over 6,300 properties, has a Shared Ownership brand called Prospa Homes and an ambitious development programme to help address the housing shortage.

Developments

Weaver Vale Housing Trust’s development framework focuses on delivering high quality new homes across areas of high demand.

This will see it build over 150 new homes every year from 2021 to 2026.

The Trust’s strategy concentrates on developing brownfield sites wherever possible while considering the challenges parts of its rural communities face such as being priced out of the areas they live and work in.

It seeks to support neighbourhoods by working in close consultation with communities to deliver much-needed homes that are sensitive to their locations.

Assistant Director of Development, Jo Fallon, said: “The property market in which we operate is extremely competitive having some of the most affluent and desirable areas in the North West but conversely, also home to communities of significant deprivation.

“Demand to live here drives up property and land prices with an average house valued at over £250,000 leaving many local people priced out of the market.  We are working closely with our local authority partners and other key stakeholders to ensure we are addressing this in a strategic way.

 “We intend to build over 750 homes in the next five years through JV North’s framework that will meet local needs and offer a variety of tenure types.”

Going green

Environmentally, the Trust is embarking on its first modern methods of construction schemes which will focus on improving reducing carbon and tenants’ fuel bills with customer sessions held demonstrating how to maximise the efficiencies of their homes.

It is also committed to ensuring biodiversity gains across all development sites, encouraging habitat friendly environments wherever possible.

More than homes

Weaver Vale Housing Trust has a strong commitment to maximising the impact of its developments beyond bricks and mortar, working with contractor and consultant partners so developments benefit the wider community via a range of social value initiatives.

A rich array of employment opportunities are offered to local people with 29 permanent jobs provided and 14 apprenticeship roles filled to date.

Through its development partners, the Trust has worked closely with 11 local schools and colleges as part of Cheshire and Warrington Local Economic Partnership’s ‘The Pledge’ initiative to support young people looking for careers in construction.

A further 10 secondary schools and colleges have been engaged so careers talks could be delivered while 5,000 young people – some of who live in the Trust’s communities – took part in an online careers event hosted by The Pledge.

M&Y Construction, which is the Trust’s contractor partner for the Springfield Avenue scheme, funded personal development organisation Positive Footprints to deliver its aspiration-raising programme for a year at a Frodsham primary school.

The Trust’s homebuilding partners also improve neighbourhoods with Lane End Developments renovating a youth centre, litter picking and improving community group premises.

Another example comes from M&Y, which donated over £2,500 to help create Weaver Vale Housing Trust’s ‘Raising Aspirations’ fund that supports customers with activities relating to employment, education and training.
